Lancaster City Council has launched a pre-market engagement and Request for Information (RFI) for the 0.9ha Coopers Fields site, part of the Lancaster Canal Quarter regeneration project.
The redevelopment of the Canal Quarter is essential for strengthening Lancaster’s position as a sub-regional hub and enhancing its housing, commercial, cultural, and leisure offerings. The vision is to create a dynamic, sustainable, and active Canal Quarter, seamlessly connected to the Lancaster Canal and enriched with new public open spaces. This area will blend modern development with preserved heritage to form a diverse neighborhood featuring residential, commercial, cultural, and recreational elements.
Feedback is needed to pinpoint the site’s opportunities, risks, and limitations, which will guide the development of a future procurement or disposal strategy to ensure the most effective delivery approach for a successful outcome. The council is especially interested in responses from Registered Providers (RPs), developers with RP status within their business group, those able to collaborate with RPs, or other parties who, despite not fitting these categories, can still achieve the desired outcomes. The Pre-Market Engagement Information Pack is available on the Proactis ProContract web portal 'The Chest'. Interested parties who meet the criteria above are invited to download and engage with this pre-market engagement by going to https://procontract.due-north.com/Opportunities
The deadline for responses is 17:00 Wednesday, 15th October 2025.
