Tamworth Borough Council is seeking development and regeneration consultancy support to help deliver the Gungate regeneration project in Tamworth, working with specialist consultants and development partners.
The development opportunity covers approximately 2.76 hectares and lies within the Gungate Regeneration Quarter, strategically positioned between Tamworth town centre and Tamworth Railway Station. Tamworth Borough Council has long identified this area as a priority location for comprehensive regeneration. To enable a coordinated redevelopment, the Council has actively expanded its land ownership within the quarter in order to assemble a larger, unified site suitable for redevelopment.
Given its scale, strategic position, and strong transport connections, the Gungate site represents a significant regional regeneration opportunity. Its redevelopment has the potential to strengthen the long-term economic vitality, connectivity, and growth of the town centre while supporting wider regeneration ambitions for Tamworth.
AspinallVerdi has been appointed by Tamworth Borough Council to carry out a Soft Market Testing exercise. This exercise aims to assess market interest in the opportunity and obtain feedback from potential developers.
The insights gathered through this process will help the Council refine its requirements for selecting a development partner or disposing of the site. In addition, the feedback will inform the overall procurement strategy and assist in identifying developers who may have an interest in progressing the opportunity. The responses received will help the Contracting Authority gauge the level of market interest and will provide evidence to support a decision on whether to proceed with a competitive procurement process. Responses to the Soft Market Testing questionnaire are requested by 1:00 pm on Friday, 27 March 2026.
