Homes England Seeks Development Partner for multimillion Regeneration PPP Project in the UK

Homes England has issued a tender seeking a Development Partner to deliver a major £500 million (US$672 million) housing-led mixed-use creative regeneration scheme at Warwick Bar Phase 2 in Digbeth, Birmingham.

Homes England’s Warwick Bar Phase 2 site covers approximately 7.84 hectares of brownfield land on the eastern edge of Digbeth, Birmingham. These sites offer a significant opportunity to regenerate key urban land in line with Homes England’s strategic priorities, while advancing Birmingham City Council and the West Midlands Combined Authority’s vision for Digbeth as a thriving creative district.

Homes England is now looking to appoint a Development Partner (or partners) with the expertise to deliver a high-quality, housing-led mixed-use scheme that combines creative workspace, innovative placemaking, and long-term regeneration, while sensitively preserving the area’s rich industrial heritage and character. Warwick Bar Phase 2 will be a challenging and complex regeneration scheme to deliver due to the nature of the sites, their constraints, and the requirement to deliver space for the creative industries alongside residential development.
