Homes England has partnered with Sheffield City Council to appoint Capital&Centric, Great Places Housing Group and igloo Regeneration to deliver up to 1,300 new homes across the Furnace Hill and Neepsend regeneration sites in Sheffield, UK.
At Furnace Hill, Capital&Centric and Great Places Housing Group will collaborate through a joint venture to create a new neighbourhood of approximately 750 homes, split broadly into one-third affordable housing, one-third homes for sale, and one-third build-to-rent properties. Meanwhile, at Neepsend, igloo Regeneration will deliver around 430 homes, including roughly 20% affordable housing and 10% designed for later-living residents. Collectively, the two schemes will regenerate five hectares of brownfield land — equivalent to about seven football pitches — bringing it back into productive use for communities in Sheffield.
In addition to delivering new homes, public green spaces and enhanced transport connections, the developments will honour the area’s industrial heritage — including the Doncaster Street Cementation Furnace, Cornish Works and Don Cutlery Works — while strengthening connections to natural assets such as the River Don. The scheme is supported by close to £70 million (US$94.3 million) in government funding, announced in February 2024, to enable land assembly and provide the necessary infrastructure to bring the sites forward.
