Stockport Council has granted permission to the Stockport 8 project, which would see the building of up to 1,328 homes on eight acres straddling King Street West in the town centre.

The Stockport 8 scheme is being delivered through a joint venture between Stockport Council and the English Cities Fund, which itself comprises Homes England, Muse, and Legal & General. The first phase, designed by Shedkm Architects, will feature

  • three residential buildings up to 11 storeys high, providing a total of 435 apartments. At street level, the development will incorporate around 9,500 sq ft of commercial space.
  • Of the 435 apartments, 82 are affordable. Of those, 59 have been designed to meet accessible and adaptable standards.
  • In addition to the residential blocks, the project includes a new public square, cycle lanes along King Street West and Viaduct Street, sustainable drainage systems, and the planting of more trees.

Vinci, the main contractor, is expected to begin construction on the first phase next year, with completion targeted for 2028. Subsequent phases of Stockport 8 will deliver 413 homes on Plot 2—bounded by King Street West, Wood Street, Chestergate, and Gough Street—and a further 480 homes on Plot 3, located to the south of Daw Bank. Development of these plots is scheduled to become the primary focus in 2029. Stockport 8 forms a key element of Stockport Council’s £1bn Town Centre West regeneration initiative, which is being led by the Stockport Mayoral Development Corporation. Alongside lead architect Shedkm, the project team includes Walker Sime as project manager, Deloitte as planning consultant, Planit as landscape architect, Tace handling MEP engineering, Renaissance as structural and civil engineer, Arup providing transport consultancy, and Font Comms overseeing community engagement. Arcadis is serving as the cost consultant.
