Homes England to procure long-term partner for US$ 1.2 billion Newcastle regeneration

Homes England has launched a preliminary market engagement exercise to secure a long-term private-sector delivery partner for a GBP 950 million (US$ 1.2 billion) redevelopment scheme in Newcastle upon Tyne, UK.

This 21-hectare site, adjacent to Newcastle Central Station and the River Tyne, represents the city's last major underdeveloped waterfront area. The redevelopment aims to deliver approximately 2,500 new homes and over 15,000 square meters of commercial space. The initial focus is on the Quayside West site, owned by Homes England, which has the potential to accommodate around 1,100 homes. Further land acquisitions could expand the project to its full scale. The selected delivery partner will provide development management services related to site remediation and enabling infrastructure. Homes England emphasizes the need for a partner with strong placemaking capabilities, a commitment to long-term collaboration, and a willingness to invest and share in the project's risks.

The 15-year contract is expected to run from June 2026 to May 2036, with a possible five-year extension. Interested parties must register their interest by May 12, 2025. A contract notice is due to be published on July 31, 2025.
