The NSW Government, through the Bradfield Development Authority, has partnered with Plenary Group to deliver the AU$1 billion (US$670 million) Superlot 1 mixed-use development at Bradfield City in Western Sydney.
Under the agreement, Plenary will redevelop the first Superlot, a 5.7-ha site next to Bradfield City’s inaugural building, Central Park, and the new Metro station, into a dynamic mixed-use precinct that will deliver new housing, employment, and industry opportunities in Western Sydney. The development agreement will deliver the first 1,400 homes in Bradfield City, with at least 10% allocated to affordable housing, alongside a diverse mixed-use precinct. Around 25% of the site will be dedicated to commercial and civic uses, including advanced industries, a hotel, a university campus, and essential services such as retail, childcare and health facilities, as well as a 1,500-square-metre food and beverage destination overlooking Central Park.
From 2026, Plenary will commence market engagement to secure a university partner and a major commercial anchor tenant, while also lodging State Significant Development applications for a food and beverage venue and a concept plan covering residential, commercial and hotel uses on the northern portion of the site. To ensure a streamlined and coordinated planning process, projects within Bradfield City will be assessed as State Significant Developments by the NSW Department of Planning, Housing and Infrastructure.
