Guernsey Ports has invited private developers and investors to submit expressions of interest for redeveloping two waterfront sites at St Peter Port Harbour in Guernsey.
The harbour authority is inviting proposals to redevelop the eastern section of the former Slaughterhouse site, as well as a previously used restaurant building at Victoria (Crown) Pier. Both locations will be made available on long-term leases, allowing public ownership to be maintained while giving private investors the confidence to commit funds. To oversee the process, Guernsey Ports has engaged Savills as its property adviser, with submissions required by 30 April 2026.
The former Slaughterhouse offers a unique chance to restore a prominent historic building that is currently covered by scaffolding to safeguard its roof. While the western portion has been successfully operating as a restaurant since 2017, the eastern section remains undeveloped and ready for transformation. Dating back to the late 19th century, the protected structure is distinguished by its exterior of shaped brown granite sourced from Cobo, along with its characteristic rounded ends. Its architectural style closely resembles that of the former Fish Market in Market Square and is thought to be the work of the same architect, John Newton. Inside, the eastern section of the complex has been partitioned over time to accommodate commercial activities, although many of its original features are still intact. There is potential to restore the space to a more open-plan design, but the roof in this area requires substantial repair work. The site continues to be occupied, with around six tenants currently leasing storage units.
The second opportunity relates to the Victoria Pier site, originally constructed in 1898 as an engine house serving the Careening Hard slipway. During the 1990s, it was used as a Tourist Information Centre before later being transformed into a restaurant. Due to its prime central setting, strong pedestrian traffic, and nearby public parking, Guernsey Ports considers the Victoria Pier site a standout opportunity to develop a distinctive venue in a prominent waterfront position at the entrance to the pier.
