Homes England acquires Ripon Barracks from Ministry of Defence to pave way for 1,300 new homes

Homes England has agreed with the Ministry of Defence to purchase the Ripon Barracks site in North Yorkshire, setting the stage for the development of up to 1,300 new homes.

This acquisition is part of the government's drive to repurpose surplus military land under its Defence Estate Optimisation programme, unlocking land to support the delivery of 1.5 million homes in this parliament. The redevelopment will proceed in phases, beginning with the construction of 150 homes on the former Deverell Barracks, followed by future development of Claro Barracks, Laver Banks, and the former Engineering Park once the Royal Engineers relocate to Marne Barracks in Catterick. Homes England will function as the master developer, leading the delivery of critical infrastructure—such as drainage systems and roads—before home construction.

A key aspect of the design strategy involves preserving the site’s military heritage, incorporating elements like the original linear parade ground and footpaths into the new community layout. The master plan also includes abundant green spaces, plus community-focused amenities such as a new primary school, community center, retail spaces, sports facilities, and a care home.
