The NHP Foundation, in partnership with Trinity East Village Community Development Corporation (TEVCDC), Housing Alliance HTX, and other partners, has broken ground on the Trinity East Village Senior affordable housing development in Houston, Texas.
The project represents a significant investment in maintaining long-term housing affordability, minimizing displacement, and enabling longtime residents to remain in Houston's Third Ward as the neighborhood continues to experience redevelopment and investment. Construction commenced following the project's financial close earlier this summer. Developed by The NHP Foundation in collaboration with Trinity East Village Community Development Corporation (TEVCDC) and Housing Alliance HTX, Trinity East Village Senior will deliver 90 high-quality affordable apartments for low-income seniors. Of these, 60 units are designated as replacement housing for residents of Cuney Homes, which is being redeveloped under the federal Choice Neighborhoods Initiative, ensuring existing residents have the opportunity to remain within their community. Through a $4 million investment, the City is helping create housing that enables older adults to age in place within their communities. The development also realizes the long-term vision of Trinity East Village Community Development Corporation and Trinity East United Methodist Church to redevelop church-owned property into a community-focused asset that safeguards seniors from displacement while contributing to the neighborhood's ongoing renewal.
Residents of Trinity East Village Senior will benefit from modern affordable apartments, community amenities, and a wide range of on-site supportive services provided by Operation Pathways, The NHP Foundation's resident services affiliate, in collaboration with Trinity East. These services are intended to promote independent living, enhance residents' health and financial well-being, and encourage active community participation. The development will primarily serve extremely low- and low-income seniors, with the average household income of residents projected to be about 41% of the Area Median Income (AMI).
Trinity East Village Senior is being delivered through a collaborative public-private partnership involving the City of Houston, Housing Alliance HTX, Trinity East United Methodist Church, Midtown Redevelopment Authority, and Rice University's Real Estate Group. Project financing includes 9% Low-Income Housing Tax Credits allocated by the Texas Department of Housing and Community Affairs, with the credits acquired by Bank of America through Hudson Housing Capital, alongside debt financing provided by Bank of America and Churchill Stateside Group. The land contributed by Trinity East United Methodist Church, together with its long-standing commitment to neighborhood revitalization, played a key role in advancing the project. Construction is being carried out by NRP Construction, with completion anticipated in 2027.
