Sheffield Signals ‘Delivery Phase’ for Landmark Housing and Growth Projects

Sheffield City Council is showcasing major housing, regeneration and innovation projects with partners including Homes England and the South Yorkshire Mayoral Combined Authority at the UKREiiF property conference in Leeds, as part of plans to deliver 38,000 homes across Sheffield.

Sheffield is using the 2026 UK Real Estate Investment and Infrastructure Forum (UKREiiF) in Leeds to present itself as a city that is moving from regeneration planning into real-world delivery. The city council says major housing, infrastructure and innovation projects are now progressing on the ground, and officials are seeking additional investors and development partners to accelerate growth. UKREiiF is one of the UK’s largest property and infrastructure conferences, attracting developers, investors and government representatives from across the country. A major focus of Sheffield’s presentation is housing delivery. Through the “Sheffield Together” partnership, the city plans to build 38,000 homes by 2039, with around 20,000 homes expected within the city centre itself. The strategy is designed to create a denser and more sustainable urban core by redeveloping brownfield land and former industrial areas into mixed-use neighbourhoods. According to the council, around 2,000 homes are already under active construction, while more than 10,000 additional housing starts are expected over future phases. 

Several large regeneration schemes are central to this growth strategy. Projects at West Bar, Furnace Hill, Neepsend and Moorfoot are intended to transform former industrial or underused sites into residential and commercial districts. The redevelopment of the former Cole Brothers department store and the Station Campus project are also moving into new phases. Homes England recently confirmed developers for Furnace Hill and Neepsend, where up to 1,300 homes are planned, including affordable housing and build-to-rent developments. The council is also highlighting the proposed regeneration of Gleadless Valley, where the “Vision for the Valley” programme aims to deliver about 1,100 new homes over the next decade alongside upgraded green spaces and community infrastructure. Officials present the scheme as a model for estate regeneration in northern England, combining housing expansion with environmental and social improvements.
