Homes England is seeking a master development partner to deliver the £300 million (US$404 million) Broad Marsh regeneration project in Nottingham, involving the redevelopment of the former shopping centre, college and car park site into a multi-phase mixed-use destination.
Broad Marsh (“the site”) consists of approximately 11 acres of brownfield land located in Nottingham city centre. The site lies about 0.2 miles north of Nottingham railway station and roughly 0.3 miles south of Nottingham Council House. It comprises three main sections: the former college site, the former NCP car park, and the former Broad Marsh shopping centre. Homes England acquired the site in March 2025 and has since been carrying out a programme of enabling works, including site investigations, demolition of the remaining buildings, and completion of key due diligence activities to ready the area for redevelopment. The agency is now exploring the appointment of a master development partner to create and implement a master plan for the site, obtain the necessary planning approvals, and deliver a phased mixed-use scheme that generates both commercial returns and positive social outcomes.
The proposed contract for the Broad Marsh redevelopment is expected to run from May 2027 to April 2042, reflecting the long-term and phased nature of the regeneration programme planned for the site in Nottingham. The contract location is within Nottingham city centre in the East Midlands region of England, where the 11-acre brownfield site is earmarked for mixed-use redevelopment. Interested parties were invited to participate in preliminary market engagement, with the engagement deadline set for 19 May 2026. The notice also identifies SAVILLS (UK) LIMITED as another organisation associated with the opportunity, likely acting in an advisory or consultancy capacity to support Homes England in the procurement and development partner selection process.
