The Defence Infrastructure Organisation (DIO), in partnership with the London Borough of Hounslow (LBH) and the Greater London Authority (GLA), will be launching a competition to secure a development partner for the redevelopment of the Feltham Barracks site.
The site, which began as a War Office depot and later gained recognition for its military intelligence operations, is now slated for closure. The Defence Infrastructure Organisation (DIO) is collaborating with the London Borough of Hounslow (LBH) and the Greater London Authority (GLA) to bring forward plans for a mixed-tenure residential redevelopment.
This location supports two key national government objectives:
It forms part of a wider programme aimed at generating capital receipts to fund the UK Defence budget, aligning with national security priorities.
It is included within the DIO’s ‘Trailblazer’ portfolio, designed to accelerate and optimise housing delivery in line with government housebuilding goals.
The DIO proposes to enter into a Development Agreement with a developer and transfer the site on satisfaction of conditions. The developer will be responsible for securing detailed planning consent, funding and delivering the scheme in accordance with a number of landowner parameters. The DIO will be responsible for providing vacant possession in accordance with an agreed programme.
The project has an estimated total value of £570 million (US$750.3 million) (including VAT). The deadline for market engagement is set for 19 December 2025, with the formal tender notice expected to be published around 28 February 2026.
