Peabody Trust (a London-based housing association) has issued a pipeline notice to inform the market that it plans to procure a construction delivery partner (potentially via a joint venture model) to deliver Phase 3 of the Wornington Green estate regeneration project in North Kensington / Portobello area of the Royal Borough of Kensington and Chelsea, London, UK.
The notice concerns Phase 3 of the ongoing Wornington Green estate regeneration project in west London (specifically around the Portobello Road area in the Royal Borough of Kensington & Chelsea). Peabody Trust is seeking a construction delivery partner to help deliver this final major phase. The wider regeneration scheme aims to transform the estate by providing around 1,000 new homes in total (many for social/affordable rent), along with improved community facilities, streets, parks, and public spaces. Phase 3 itself is expected to deliver up to 370 new homes, plus replacement facilities and open space, on the remaining part of the estate.
The exact procurement route, contract structure (Peabody has previously explored a 50:50 joint venture model for this phase), delivery model, detailed scope of works, and estimated contract value are all still under consideration and may change. The main categories of work fall under the construction of multi-dwelling residential buildings and related civil engineering. The estimated contract period runs from 1 January 2027 to 31 December 2033 (approximately 7 years).
