GMH Communities, AEW Capital Management and Wexford Science & Technology have completed the land acquisition for the development of ANOVA The Pearl, a 20-story, 382-unit mixed-use residential tower at The Pearl innovation district in Charlotte, North Carolina, USA.

ANOVA The Pearl will be developed on approximately 1.3 acres at the intersection of South McDowell Street and Pearl Park Way. The project will include 382 luxury residential units and 6,621 sq ft of ground-floor retail space. Around 5% of the residential units will be reserved as affordable housing, adding a component of workforce and income-diverse housing to the development.

The project is being designed to serve professionals working in life sciences, healthcare and technology. Its location within The Pearl is intended to allow researchers, healthcare professionals and innovators to live close to their workplaces and institutions. The wider district is being developed through a public-private partnership led by Atrium Health and Wexford Science & Technology and is anchored by Wake Forest University School of Medicine Charlotte. 

ANOVA will include a range of residential amenities, including a fitness centre, clubhouse, golf simulator, wellness-focused sauna and cryotherapy chambers. The combination of housing, retail and lifestyle amenities is intended to strengthen the mixed-use character of The Pearl and support its evolution as a centre for healthcare, research, education and technology.
