The North Tyrrhenian Sea Port System Authority has initiated a competitive concession process for approximately 209,465 sq m of maritime land at the Port of Piombino in Tuscany, Italy. The process follows an application by MVN Industrial Solutions, which is seeking a 30-year concession to establish an industrial logistics hub at Darsena Nord. The proposed facility would handle heavy industrial equipment, steel components, project cargo and breakbulk shipments, alongside pre-assembly and cargo-staging operations.

The proposed development involves the establishment of an industrial logistics hub specialising in heavy industrial equipment, large industrial modules, steel components, project cargo and breakbulk shipments. The facility would support cargo handling, storage, pre-assembly and staging operations, allowing oversized industrial equipment to be prepared for onward transportation by sea. The concession covers two separate areas: a northern site measuring 95,408 sq m and a former mineral-storage area spanning 114,057 sq m. The project is intended to strengthen Piombino’s role in industrial logistics and support manufacturing and supply-chain activities across Tuscany.

MVN Industrial Solutions is part of the MSC group, which acquired a 51% stake in the company through its subsidiary Medlog Holding Italia in 2024. The proposed development is also linked to wider industrial expansion plans involving Baker Hughes, which is seeking to increase its equipment assembly and manufacturing capacity in Tuscany. MVN is expected to provide logistics support for these activities. However, the port concession is being pursued by MVN, and Baker Hughes is not the applicant for the concession.

The concession would require the selected operator to undertake the necessary adaptation of the port facilities, alongside routine and major maintenance. The indicative annual concession fee has been set at approximately €465,000, with competing applicants able to submit higher financial offers. This amount represents the annual payment for using the public maritime land and does not constitute the overall project investment, which has not been publicly disclosed.

The project remains subject to environmental and planning approvals, particularly for the former mineral-storage site, which requires environmental remediation and regulatory clearance before it can be made available for redevelopment. The Port Authority has established 14 April 2027 as a deadline for resolving key environmental and technical procedures. If these matters remain outstanding, the authority may close the concession process. Public access to the northern quay must also be maintained in accordance with the port’s requirements. The next stage involves evaluating competing applications, completing the necessary regulatory procedures and determining the future concessionaire.
