Transport for London (TfL), on behalf of the GLA, commenced a procurement process to appoint a development partner for the GLAP site at the North Middlesex University Hospital.
The North Middlesex University Hospital Site is a circa 1.77-hectare brownfield site, located on the North Middlesex University Hospital site in Upper Edmonton, within the London Borough of Enfield. GLAP is now contracted with a development partner with suitable capacity, experience, and resources to design and deliver a residential-led development that incorporates a 3,000m2 new office space to be leased back to the NHS Trust.
In 2019, the Mayor acquired 1.37 hectares of land at the North Middlesex University Hospital (NMUH) site through the Mayor’s Land Fund, with an additional 0.4 hectares purchased from the NMUH NHS Trust in 2022. Since then, GLA Land and Property Ltd has conducted a two-stage restricted procurement process on the open market to identify a suitable development partner for the site. As a result of this process, Countryside Properties (UK) Ltd emerged as the highest-scoring bidder and, pending formal approval, will be appointed as the preferred development partner. Countryside’s plans include a high-quality development featuring 284 new homes, all of which will be affordable, split evenly between social rent and shared ownership. The scheme will also deliver a 3,000 m² office building leased back to the NHS Trust, a 1,500 m² central park, a nursery, and a community café.
