The proposed development has the potential to deliver more than 500 new homes over the next 20 years, alongside employment opportunities and new public spaces. The regeneration also aims to strengthen connections between Shrub Hill Station and Worcester city centre, making the area more accessible and attractive for residents, businesses and visitors. By redeveloping previously used industrial land, the project supports a brownfield-first approach to development, helping accommodate future growth while reducing pressure to build on undeveloped greenfield sites.
Significant preparatory work has already been undertaken to support the regeneration, including site remediation, demolition of existing buildings, public realm improvements and the development of walking and cycling infrastructure. Following market engagement earlier in 2026, the councils have structured the project to allow development to take place in phases. This approach will enable individual projects to progress as opportunities arise while ensuring that each phase contributes to the wider regeneration vision. The councils are now seeking a partner with the necessary experience, investment capacity and expertise to help turn these plans into reality.
In addition to housing and commercial development, the councils are continuing discussions with the NHS regarding the potential establishment of a Community Diagnostic Centre for Worcestershire. If delivered, the facility could benefit from the area's improved public transport accessibility and enhanced walking and cycling connections. Together, these proposals could help create a more connected, vibrant and sustainable urban district, supporting economic growth, improving local amenities and strengthening Worcester's long-term development prospects.
