Technopark has announced that the construction of Technopark’s Phase-IV campus is scheduled to begin in January 2026. The co-developed facilities at Technopark Phase-IV are anticipated to generate diverse revenue opportunities by serving IT firms, startups, support services, retail units, and business amenities within the campus. The QUAD township is being designed as a self-contained ecosystem, integrating workspaces, commercial centers, and social infrastructure into a unified development. The QUAD project is the centerpiece of the proposed 30-acre non-SEZ IT township at Technocity, Pallipuram, near the state capital. Conceived as a next-generation live-work-play campus, it seeks to seamlessly blend advanced IT infrastructure with commercial, retail, and lifestyle amenities.
Technopark’s in-house IT building, to be developed on around 5.5 acres, will offer a built-up area of roughly 8,50,000 sq ft. The multi-storey structure will feature contemporary office spaces, essential utilities, and sustainable design elements, and is being constructed at an estimated cost exceeding ₹380 crore, with capacity for about 6,000 IT professionals. At the same time, Technopark invited private sector involvement by issuing an EOI, giving co-developers the chance to develop two key segments within QUAD. The first involves constructing an IT building on 4.5 acres, with a permissible built-up area between 8,00,000 and 13,50,000 sq ft under a floor area ratio (FAR) of 7. The second focuses on a commercial complex covering 5.6 acres, allowing a built-up area of about 9,00,000 to 17,00,000 sq ft, also under an FAR of 7.
Technocity, located about 15 km from Thiruvananthapuram International Airport, is already home to several large-scale government initiatives, including the proposed Digital Science Park and Kerala Space Park, aimed at attracting investments in emerging technology sectors such as AI, aerospace, and advanced research.
