Barnet Council granted planning permission for the Bunns Lane Build-to-Rent scheme, a landmark development that will transform a council-owned car park adjacent to Mill Hill Broadway Station into 130 high-quality rental homes, of which 50% will be affordable. Delivered through a pioneering sale-and-leaseback joint venture between Aviva Capital Partners (ACP) and purpose-led developer Stories, the homes will ultimately be owned and managed by the Council, establishing a long-term public sector-led housing model.
Designed to Passivhaus standards and targeting net-zero operational emissions, the development incorporates solar PV, exhaust air heat pumps, wastewater heat recovery, and sustainable urban drainage features. It aims for an estimated 80.3% reduction in on-site carbon emissions, a 10% biodiversity net gain (including 39 new trees), and enhanced public realm and pedestrian links to the station. Housing mix includes 81 one-bed, 40 two‑bed, and 9 three‑bed homes, laid out within 4‑ to 6‑storey blocks, while replacing most of the original 186 parking spaces with 38–40 reorganized parking spots, cycle parking, and improved drop-off access. Construction is expected to start in 2026 with completion by 2028.
