Funding Greenlight Triggers US$2.5 billion Smithfield Transformation in Birmingham

Birmingham City Council, working in a joint venture with developer Lendlease and with the Crown Estate, has secured a GBP 173 million (US$234 million) public grant to kick‑start a GBP 1.9 billion (US$2.5 billion) regeneration of the Smithfield district in central Birmingham, UK.

The initial portion of funding is anticipated to receive approval in early 2026, allowing preliminary works to begin on the redevelopment of the Bull Ring Markets, along with new housing, office buildings, and two key public spaces—Market Square and Manor Square. The 17-hectare project is being delivered by Lendlease in partnership with Birmingham City Council, with The Crown Estate expected to join as the plans advance formally. Once complete, the Smithfield redevelopment will provide more than 3,000 new homes, a significant city centre park, and approximately 82,000 square metres of commercial and cultural facilities.

Construction is scheduled to start in early 2026, with the project to be delivered in four phases over ten years. In the meantime, detailed design work is in progress, accompanied by planning condition approvals, site investigations, and initial site preparation activities.
