Mace appointed to lead development of the Portsmouth City Centre North regeneration project

Portsmouth City Council has appointed construction consultancy Mace to its City Centre North project, which involves the redevelopment of the former Tricorn and Sainsbury's sites.

Mace will head the team, collaborating with the Council to produce a viability assessment and delivery strategy based on current market conditions. Their work will help shape the Council’s next steps in advancing the development of the new city quarter, where the Council already holds substantial land and has obtained a resolution to grant planning permission. The residential-led mixed-use scheme has potential for up to 2,300 housing units, including affordable housing, and up to 10,000 sqm of commercial space. It will transform 13.25 hectares of underutilised brownfield land into a new city quarter with a large central green space. The plans will include the redevelopment of the former Tricorn and Sainsbury’s sites, which the Council bought to unlock the opportunity for long-term regeneration of the wider area. 

Key Features of the City Centre North Project

  • Housing Development: The project plans to deliver up to 2,300 new homes, with approximately 30% designated as affordable housing.

  • Commercial and Community Spaces: Approximately 10,000 square meters of commercial space will be developed, including retail, community, and cultural facilities.

  • Public Green Space: A central feature of the redevelopment is a large public park, designed to enhance biodiversity and provide recreational space for residents and visitors.

  • Sustainability Goals: The project aims to achieve significant environmental benefits, including a projected 45% net biodiversity gain in Phase 1.

  • Phased Development: The redevelopment will occur in phases, with the first phase focusing on constructing 550 homes and initiating the development of the public park.
