UK company Muse, in collaboration with Manchester City Council (MCC), has entered into a partnership agreement with Wythenshawe Community Housing Group to advance the GBP 500 million (US$ 670.9 million) regeneration plans for Wythenshawe.
This collaboration focuses on delivering approximately 400 affordable homes across three initial sites, marking the first phase of a broader plan to build up to 2,000 new homes over the next decade. The regeneration, known as the "Civic" project, aims to transform the 1970s-era shopping centre and its surroundings into a sustainable urban neighbourhood. Key components include a new public square, net-zero carbon commercial spaces, a cultural hub, a food hall, and flexible workspaces.
A notable ambition of the project is to establish the UK's first Positive Energy District (PED) in Wythenshawe. This involves constructing energy-efficient buildings complemented by native trees, urban allotments, and roof gardens, contributing to carbon neutrality and enhanced biodiversity. The initiative is supported by £20 million from the government's Levelling Up Fund and an additional £11.9 million from Manchester City Council, facilitating the development of community features and initial public realm investments.
Public consultation for the first residential planning application is scheduled for autumn 2025, with construction anticipated to commence in late 2026
